We produce a 360 degree guided walkthrough video tour for our homes so that buyers can preview the home online and let us guide them through the house. This reduces the need for multiple showings, open houses and other activities that are usual practice. We try and minimize exposure to the seller’s house, and carry hand sanitizer for everyone entering and leaving a house. We observe social distancing. All paperwork, contracts etc. are handled virtually so there is no need for any additional exposure. We can still manage a very successful transaction! You can sell your home!
How We Market Your Home
- Price it right. We will show your comparable houses to yours that have sold recently and get your opinion on value. We will create an accurate Comparative Marketing Analysis. We do not use a completely automated system in which the address is plugged in and a value spews out; we do an in-depth review.
There are several factors that determine what price we agree to. Do you need to sell? How quickly do you want to sell? We need to understand your objectives to price it right. Of course, we always strive to get the highest price that we can for our clients.
- Prepare your house for the market. This may include removing some belongings and putting them in storage if you wish to keep them. There may be interior and exterior painting to be done. Sometimes it is worthwhile to replace countertops. We will always recommend things that will give you a good return on your investment.
- Professional photography. We always hire a professional because how your house presents online is key. If you look at homes online, you will all too frequently see pictures taken with a special lens to make the rooms look bigger and better than they are. This is a common mistake that results in buyers being disappointed when they see the house, and you having lots of wasted showings. We don’t want that. We will do a virtual tour, a home layout and when it helps aerial photograph also.
Now We Are Ready to Start Marketing!
Our marketing is primarily online, where most people shop. In addition, Wellsco has a full page every week in the Real Estate section of the North of Boston Media Group, which includes the Newburyport Daily News, The Salem News and the Gloucester Daily Times. Each week we are devoting 1/3 of the page to the Home of the Week. There will only be one home on that page per week, as opposed to what is typically a clutter of multiple listings in most real estate ads. Your home will stand out.
Our listings are promoted on all of the major real estate websites. Zillow and Trulia have a 70% market share, and Wellsco has been very involved with them for the last ten years, so our listings get top billing. We are also deeply into social media, with heavy targeted promotions on Facebook, Twitter, Instagram and more. We promote “Coming Soon” everywhere online and in social media, and promote open houses heavily on social media.
Open houses are a very effective marketing tool. The people who come to them have chosen the house online so they are very targeted. The first open house is very important, and we will always have two agents there to guide people through your home.
